Connecticut Residential Lease Agreement

A residential lease agreement in Connecticut sets the rent, the term, and each party's responsibilities in writing. Connecticut caps security deposits at 2 months' rent (1 month if the tenant is 62 or older) and requires the deposit back within 30 days (or 15 days after receiving the tenant's forwarding address, whichever is later) after move-out (Conn. Gen. Stat. 47a-21).

This template walks you through every clause a Connecticut lease should cover: parties, property, rent and due date, security deposit, maintenance, and house rules. Download the finished lease in Word and PDF.

Answer guided questions about the parties, the property, the rent, and the deposit, and the lease writes itself in front of you. Select Connecticut as the property's state and the agreement is captioned accordingly.
