A property owner transferring title needs the right deed for the situation, and a buyer and seller need a purchase agreement that records the price, the contingencies and the closing date. The rental documents cover the full life of a tenancy: the residential lease agreement and its month-to-month variant, the rental application used to screen applicants, the sublease and roommate agreements, the pet addendum, lease renewals and amendments, and the notices that end or enforce a tenancy, including the eviction notice, the notice to pay or quit and the notice to vacate.
